What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes only for the East Shore.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

Activity is still increasing for the Nevada side and there are now a total of 3 sales for 2009.  Active listings has increased by 3 since last week for a total of 132.  There are 2 more Pending sales for a total of 10 and the ratio between Active listings to Pending Sales is up from 5.8% to 7%.  The Sold Median Price is $603,000 and the Sold Average Price is $607,667.

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends. 

The number of Active Listings has dropped since last week from 396 to 382.  The Pending Sales has increased from 47 to 52.  This gives us a ratio of 13.6% between Active and Pending listings.  Last year the Active listings was still hovering at 384 Active listings, 36 Pending sales for  a ratio of 8.6%.  Sales appear to be up this year!

IRS TO EXPEDITE TAX LIEN RELIEF FOR HOMEOWNERS

IRS TO EXPEDITE TAX LIEN RELIEF FOR HOMEOWNERS
The Internal Revenue Service (IRS) recently announced it will expedite its process of providing relief from federal tax liens for distressed homeowners. With over one million current federal tax liens against real and personal property, the IRS announcement should help REALTORS® and their clients resolve federal tax lien issues in their sale and loan transactions.

As background, a homeowner seeking to sell or refinance a property must generally pay off an existing federal tax lien. However, during the current economic downturn, many homeowners don’t have the cash or equity to do so. Hence, for a refinance, the homeowner may request that the IRS makes its tax lien subordinate or secondary to the lien of the refinancing lender. For a sale, the homeowner may, under certain circumstances, request that the IRS discharge its claim. The IRS’s processing time for subordination or discharge requests has been about 30 days. The IRS is currently working to expedite that time frame to help distressed homeowners. For IRS instructions on requesting relief from federal tax liens, go to the IRS Publication 783 for discharges and Publication 784 for subordinations at www.irs.gov.

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes only for the East Shore.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

We are seeing a 1% upswing in activity when looking at the ratio of Active Listings and Pending Sales.  Active Listings are down by 9 and the Pending Sales is up by 1.  We now have 2 sales for 2009 with a Median and Average value of $526,500.  This is at the low end of the market.  With a small inventory it is still slim pickings in any given price band.

CA Weekly Market Update

January 19, 2009

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends. 
The number of Active Listings is on the rise with an additional 17 new listings since last week for a total of 396.  The number of Pending Sales has remained the same at 47 to give us a ratio of 10.6%.  This ratio is down since last week with the increase of Active Listings.  Last year at this time we had 384 Active listings and 36 Pending sales for a ratio of 8.6%.  You would think the market is more active but the extended period of time for Short Sales can scew that result.  If we continue this trend, then the buyers will not only find lower values but more selection as well.  Check out the selection in the $650 to $700 price band.  With only 2 Pending sales, there has to be some values available there!
