NV Weekly Market Update

January 12, 2009

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes only for the East Shore.  The reason that I use this segment of the market is that it has the most influence on the general value trends. 

The Nevada market is showing more life in the new year.  Since last week inventory of Active Listings went down by 7 for a total of 138 while Pending Sales went up by 1 for a total of 7.  The ratio of Active Listings to Pending Sales went from 3.9% to 4.8% in just a week, which is not bad for Nevada.  Like the California side, if this trend continues, we could be seeing the bottom of the market now!

CA Weekly Market Update

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends. 
What a difference a week can make.  The Active Listing inventory is up by 6 for a total of 379 and pending sales are up by 10 for a total of 47 which puts the ratio of Active to Pending sales at 11%.  This is a substancial improvement from 9% last week.  When compared to last year at this time the Active Listings was at 423, Pending Sales was at 33 for a ratio of 8%.  Overall this year is already showing more buyers with less inventory.  If this trend continues, then this year could prove to be the bottom!

New York Fed Begins Purchasing Mortgage-Backed Securities

 The Federal Reserve Bank of New York today began purchasing fixed-rate mortgage-backed securities guaranteed by Fannie Mae, Freddie Mac and Ginnie Mae. Selected private investment managers are acting as agents of the New York Fed in these purchases.

Summary data detailing these operations will be available on the New York Fed’s website beginning Thursday, January 8, 2009, and will be updated on a weekly basis each Thursday.

This program, first announced on November 25, 2008, is intended to support the mortgage and housing markets and foster improved conditions in financial markets more generally.
