CA Weekly Market Update

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only. The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Activity continues to improve with an additional 5 sales for a total of 17 for 2009. Active Listings is up by 2 for a total of 384 and Pending sales is up by 6 for a total of 58. The ratio between Active and Pending listings is down slightly from 13.6% to 13.1% in a period of one week. As of 2/13/08, the Active listings were at 374 and Pending sales at 46 for a 11% ratio.

NV Weekly Market Update

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes only for the East Shore. The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Nevada market is improving again this week. There are now a total of 4 sales with an Average Sales Price of $539,500 and a Median Sale Price of $526,500 with an Average of 155 Days On Market (DOM). The Active Listing inventory remained the same at 129 but with an additional 2 more Pending Sales for a total of 10. This makes the ratio between Active and Pending Listings, 7.2% which is higher than the 5.8% last week.
