What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes only for the East Shore. The reason that I use this segment of the market is that it has the most influence on the general value trends.

The NV market is picking up a little momentum as the Pending Sales increase by 2 and Active Listings drop by 1 for an increase ratio of 11.9%. There has been one more sale since last week for the year with a Median Sale of $515,000, Average Sale of $1,053,255 and Days On Market (DOM) 166.

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only. The reason that I use this segment of the market is that it has the most influence on the general value trends.

The market is picking up a little steam with 4 more Pending Sales and 2 more Active Listings for a ratio of 12.8%. The majority of sales are occurring under $300,000 and it’s the locals that are stepping up. Homes are becoming more affordable for the local residents. We are now beginning to outpace last year sales at this time. We have 2 more Sales for this week which is giving us a Median Price of $340,000, Average Price of $419,176 and an Average of 167 Days On Market (DOM).

CA Weekly Market Report

March 23, 2009

Wow! What a difference a week can make. The CA market comes alive after a month of flat lining. Inventory is still on the rise but the Pending Sales accelerated by another 11 escrows. This puts the ratio of Active listings to Pending sales to 12% which was 9.6% last week. Another five escrows closed to make it 65 sales for the year with a Median Sold Price of $326,000 and Average Sale Price of $413,381. Most of the sales are happening in the $250,00 to $300,000 range. What is happening is that we are seeing is a continued downward pricing trend. The inventory below $300,000 is also increasing. More locals are now buying homes!

The Nevada East Shore is showing market strength compared to the CA South Shore. Active Listings are up by 4, Pending Sales up by 3 for a ratio of 10.7% which is up from 9.2% last week. Sold Single Family Residence is up by 2 with a Median Sale Price of $482,500, Avgerage Sale Price of $874,041 and Days On Market (DOM) of 148. What a difference a $4.2 million dollar sale can make!
