CA Weekly Market Activity Report

March 15, 2009

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends. 
This past week seemed like another flat week.  However there was a lot of buyer curiosity but you really don’t see it in the numbers.  Active listings is up by 6 and Pending Sales are down by 1 which gives us a ratio of 9.6%.  This is down by .4% from last week and down by about 1% from last year at this time.  Closed escrows are up by 10 with Median Price of $323,000 and Average Price of $408,022.  There are plenty of good buys out there!

NV Weekly Market Update

March 8, 2009

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes only for the East Shore.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Nevada market remains flat as well as the California side.  The Active listings is up by 1 and the Pending Sales remain the same at 13 with a ratio of 9.2%.  Sales for the year are up by 2 with an Average Sale price of $978,301 and a Median Sale of $526,500.  The average Days On Marke (DOM) is 107 days.  The Average Sale went up dramatically due to a Lake front property that sold for $4.2 million.

CA Weekly Market Report

Listings per Status
Market continues to seem flat for the last three weeks.  The inventory of Active listings has grown by 11 and the Pending sales is down by 1 which puts the ratio of Active to Pending at 10%.  The Sales for the year is up by 5 with an Average Sales Price of $395,656 and the Median $329,500.  The Average Days On Market (DOM) is 153. 
Compared to last year the inventory of Active Listings is up by 22 and the number of Pending Sales is down by 16.  The ratio of Active Listings to Pending Sales is down by 3.9%.  This means that the Buyers this year have more selection at lower prices.

OBAMA ADMINISTRATION UNVEILS HOMEOWNER AFFORDABILITY AND STABILITY PLAN DETAILS

March 4, 2009

The Obama Administration today announced new U.S. Dept. of the Treasury guidelines to enable servicers to begin modifications of eligible mortgages under the Administration’s Homeowner Affordability and Stability plan. The Making Home Affordable program details announced today will offer assistance to as many as 9 million homeowners. The guidelines will implement financial incentives for mortgage lenders to modify existing first mortgages and set standard industry practice for modifications.

The Treasury Dept. also announced that the Making Home Affordable program will include additional incentives for efforts made to extinguish second liens on loans modified under this program. Extinguishing second liens will make mortgages more affordable, improve loan performance, and help prevent foreclosures.

In conjunction with the release of the new guidelines, the Treasury Dept., the U.S. Dept. of Housing and Urban Development (HUD), and others have prepared a consumer-friendly Q&A and eligibility assessment tools for borrowers available at www.FinancialStability.gov.
