CA Weekly Market Update

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends. 
The lack of buyer activity is showing up in the stats in for the second consecutive week.  Active Listings has dropped from 392 to 384 and the Pending Sales has dropped from 48 to 45 which gives us a ratio of Active Listings to Pending Sales, 10.4%.  The good news is that we have seen an increase in the total sales since January 1st to 45.  The Average Sale price did increase to $392,218 and the Median Sale price remained the same at $319,000.  The ratio compared to last year is down by 2.6% and Active Listing inventory is about the same.  What will happen this week?
