NV Weekly Market Update

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes only for the East Shore.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Nevada Market activity has cooled off.  Since last week, the Active Listings has decreased by 3 and the Pending Sales has decreased by 5 for a ratio of 10%.  This ratio is down by 2.8% since last week.  However, there was an additional 5 completed transactions which is 26 sales for YTD with an Average sale price of $1,013,820, Median Sale price of $531,000 and Average Days On Market(DOM) of 177.  The variance from last week in reference to the Average Sale Price and Median Price is up by 11.3% and down by 2% respectively.  The Average Sale price was influenced by a $4.8 million sale.  You have to like those big hits!

CA Weekly Market Update

April 28, 2009

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
Welcome to week 5 of a continuous upward market activity trend which is a leap from last week!  Since last week, the Active Listing inventory is up by 11 and the Pending Sales is up by 7 for a ratio of 15.9%.  Completed transactions for YTD is 92 which is up by 4 with an Average Sale Price of $392,910, Median Sale of $319,500 and Average Days On Market(DOM) of 169.  I’m watching the most active price bracket in the market which is between $250,000 and $350,000.  The inventory has remained the same even though the sales has increased.  The relevence of this is that the supply seems to be stablizing which could be defining the bottom of the market.  Again, I ask you; Have we finally reached the bottom?  You need to ask yourself; Are you still waiting for the bottom?

NV Weekly Market Update

April 21, 2009

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes only for the East Shore.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The NV market is about the same this week with a ratio of 12.8%.  The Active Listings is up by 1 and the Pending sales is the same as last week at 19.  Completed transactions for YTD is up by 3 for a total of 21.  The Median Sale is $910,681 and the Average Sale Price is $542,000 and Days On Market is 169.  Since last week the Median Sale and the Average Sale is up by 2% and down by 5.6% respectively.  The 3 week rise in market activity has flattened for the Stateling area.  For Nevada, this is still good!

CA Weekly Market Update

April 21, 2009

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
Market activity is still creeping up to 14.9% from last week which was 14.2%.  This is a ratio of Active Listings which is up by 6 and Pending Sales which is up by 3 since last week.  The Closed transactions is up by 9 for a total of 88 for YTD.  The Median Price for sales is $319,500, Average Price is $394,462 and Average Days On Market (DOM) is 168.  Both the Median and the Average Sales dropped by 6% and 2.7% respectively.  That’s a big drop in just one week and it’s obviously being influenced by the increasing sales between $250,000  and $350,000.  Buying activity is showing signs of depleting inventory in this price bracket.  Could it be that we have found a bottom or about to?  Buying activity is definitely outpacing last year even though there is more bank owned properties hitting the market.
