NV Weekly Market Report

April 13, 2009

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes only for the East Shore. The reason that I use this segment of the market is that it has the most influence on the general value trends.

The NV market is also experiencing a slight improvement in the market activity. Active Listings are down by 1, Pending Sales are up by 1 for a ratio of 12.9% This is up from last week which was 12.2%. Closed Escrows or Sales for YTD is 18 which is up by 2 since last week. The Average Price of Sales is $964,739, Median Price is $531,000 and the Average Days On Market (DOM) is 171. There are 10 Pending Short Sales which is having an impact on activity at the expense of market values.

CA Weekly Market Report

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only. The reason that I use this segment of the market is that it has the most influence on the general value trends.

The CA market activity is creeping up for the third week straight! Inventory for Active Listings did rise by 8 and the Pending Sales increased by 7 to give us a ratio of 14.2%. This is an improvement from last week, 13.1% and last year, 11%. Inventory for Active Listings is about the same level as last year. There has been 2 more sales this week for YTD, 79 sales. The Average Price of the sales is $405,561, Average Median is $340,000 and Average Days On Market (DOM) is 167. The majority of Pending and Closed Escrows is in the price bracket between $250,000 and $350,000. The low end of the market continues to be a large contributor to the modest increases of sales!

NV Weekly Market Update

East shore is following South shore’s example and maintaining momentum! There are 4 less Active Listings this week, 18 Pending Sales remains the same for a ratio of 12.2% which is up slightly. To date this year, there are a total of 16 Closed Escrows or Sales which is up from 13 last week with an Average Sale Price of $1,023,707, Median Sale Price of $531,000 and Average Days On Market (DOM) of 165. If you look at the chart you’ll notice that it’s the short sales that is making a large inpact on the market.

CA Weekly Market Update

April 6, 2009

The South Shore is still building momentum! The number of Active Listings has dropped since last week by 9 and the Pending Sales has remained the same at 58 for a ratio of 13.1%. The number of Closed Escrows or Sales since January 1st is now 77 which is up 10 from last week with an Average Sale Price of $408,874, Median Sale Price of $344,500 and an average Days On Market (DOM) 170. Last Year at this time there were 8 less Active Listings and 9 less Pending Sales for a ratio of 11.5%. This year there are more homes at lower prices which is bringing in more local buyers. Look at the pending sales between $250K and $300K on the list below. They are becoming larger contributors to home sales in this bracket. Could they be creating the bottom floor?
