CA Weekly Market Report

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only. The reason that I use this segment of the market is that it has the most influence on the general value trends.

After a 4 week increase in buyer market activity, it plateaued but last week it took another jump. The Active Listings increased by 3 and the Pending Sales increase by a big 8 which equates to a Market Activity Ratio of a whopping 17%. The number of completed trasactions for YTD is up by 2 for a total of 105. The Median Price is 319,000, Average Sale Price is $389,135 and Days On Market (DOM) 173. The Median remains the same since last week but the Average Sale did increase slightly by a variance of .001%. The buyers are heating up the market like we haven’t seen in a few years.

NV Weekly Market Report

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes only for the East Shore. The reason that I use this segment of the market is that it has the most influence on the general value trends.

After a 3 week gain in market activity, Nevada is cooling off for the second week in a row to a 1 point drop from last week in the Market Activity Ratio. The Active Listings has increased by 5 and the Pending sales has dropped by 1 for a Market Activity Ratio of 9%. The Sales YTD remained unchanged this week for a total of 26. The Average Sale Price is $1,013,820 and the Median Sale Price is $531,000. The Nevada market needs more REO’s and Short Sales to generate more sales or more price reductions. The buyers are still in waiting.

CA Weekly Market Report

May 5, 2009

After 4 weeks of a continued increase in market activity, it seems to have leveled off. Active Listings on the market is down by 4 and Pending Sales is down by 3 for a Market Activity Ratio of 15.5% which is slighty down from last week. Completed Transactions for YTD is up by 11 for a total of 103. The Average Sale Price is $388,604, the Median Sale Price is $319,000 and Days On Market (DOM) is 174. Variance of change for the Average Sale Price and the Median Sale Price is down 1% and down .2% respectively from last week. The market activity ratio is up by about 5% from last year at this time. Are we seeing a plateau and which way will the see saw tip? It’s still a buyers’ paradise!
