CA Weekly Market Update

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only. The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Market Activity Ratio has taken a dip this past week as the Active Listings increased by 17 and the Pending Sales has decreased by 3 which brings it down by 1.2% from the previous week. The completed transactions or Sales is up by 11 for a YTD of 142 with a Median Price of $318,000 and an Average Sales Price of $376,659 and Average Days On Market of 169 Days. Surprisingly the Median Price is up by 1% and the Average Sales price is down by .8%. If you look at the Pending Sales, the most activity is occurring in the market has shifted to a lower price bracket which is between $200,000 and $300,000. The Bank Owned properties are feeding the bottom where the Buyers are the most hungry and showing an appetite. Let’s hope that appetite continues as interest rates are on the rise!

NV Weekly Market Report

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes only for the East Shore. The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Nevada market is rising for the second consecutive week! The Active Listing inventory is up by 1, the Pending Sales is up by 4 for a ratio or Market Activity Indicator of 13.9%. This is up from last week by 2.%. The completed transactions or Sales for the past week was zero. The Median Sales price and Average Sales price remain the same at $520,000 and $925,623 respectively. The four new Pending Sales occurred a between the price bracket of $410,000 and $800,000. There is life above $400,000!

CA Weekly Market Report

June 8, 2009

The sizzling hot market still remains hot! The Active Listing inventory is up by 8 and the Pending Sales is up by 3 for a Market Activity Ratio of 20% which is down by 4.7% from last week. This is due mostly to a rise in the Active Listing inventory. The number of completed transactions or sales is up by 2 for a YTD total of 131 with a Median Price of $315,000, Average Sales Price of $379,581 and Average Days On Market of 167. The variance in the Median Sales Price and the Average Sales price is down by .6% and .9% respectively. Last year at this time the Market Activity Indicator was 11.3% with 47 less Pending Sales. Most of the Sales Activity is ocurring in the $250,000 to $350,000 bracket and the new inventory seems to be keeping pace with replacement.

NV Weekly Market Update

June 2, 2009

Nevada saw a slight increase in the Market Activity Ratio. Active Listings is up by 5, Pending Sales is up by 2 for a Market Activity Ratio of 11.6% which is up .8% from last week. Completed Transactions or Sales is up by 1 for a YTD of 31 sales with a Median Price of $520,000, Average Price of $925,623 and Average Days on Market (DOM) of 165. This is a downward variance of 2.4% and 2.1% respectively. The NV market is showing some continued downward movement in value as indicated in the Average and Median prices. I suspect that NV will continue to see these values come down before we see any signs of stablization. Of course a million plus sale will blow those indicators out of the water at any time, which is likely in this market.

CA Weekly Market Update

June 2, 2009

The CA market activity continues to stay strong. The Market Activity Ratio is up by 4.2% from last week. This is the ratio of Active Listings to Pending Sales which gives a thumb pulse of the market activity that we are experiencing now instead of 3 months ago. Active Listings is down by 4, Pending Sales is down by 5 for a Market Activity Ratio of 24.7%. Completed Transactions or Sales is up by 10 for a YTD of 129 with the Median Sales Price at $318,000, Average Sales Price at $381,981 and Average Days On Market (DOM) 171. The variance Median and Average sales is only slightly down this past week. In fact it hasn’t changed much in the last 5 weeks. Could this be another sign of stablization or the bottom of the market being defined? The inventory appears to be leveling as well. Take a look at the stats for yourself!
