What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only. The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Market Activity Ratio between Active and Pending listings is indicating a downward movement from 17.2% to 15.9% since last week. This is the result of Active Listings inventory increasing by 15 and Pending Sales decreasing by 5 in the past week. Completed transactions or Sales in the past week increased by 10 for a YTD of 180 with a Median Sales Price of $319,500 and an Average Sales Price of $386,074 and Average Days On Market of 180 days. The variance of the Median and Average Sales is down .5% and up 2.3% respectively. This was impacted by 7 out of 10 sales occurring above $400,000 with the highest sale at $870,000. The market is showing life above the $400K. What is interesting is that the sales prices are an average of 4.8% below list price with 1 sale selling at 8% below list price. Could the higher end market be softening prices to draw in the buyers?

The Market Activity Ratio which is between the Active and Pending listings is down this past week from 12.5% to 11.3%. The Active Listings is up by 1 and the Pending Sales is down by 2. The completed transactions or Sales is up by 2 with a Median Sales Price remaining the same at $520,000, the Average Sales Price is slightly down to $938,962 with a variance of 2.8% and the Average Days On Market is 169. There were 2 sales at $289,900 and $550,000.

CA Weekly Market Report

The Market Activity Ratio which is the Active to Pending listings is slightly down this past week from 17.9% to 17.2%. Active listings is up by 21 and the Pending sales remains the same. The completed transactions or Sales for the week is up by 9 with the Average Sales Price slightly down at $377,491 and the Median Sales Price remained unchange at $318,000, the days on market 167. The market continues to be driven by the lower market prices in the bracket between $200,000 and $300,000.
