CA Weekly Market Update

August 12, 2009

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
This past week we saw an upward spike in the Market Activity Ratio from 15.9% to 16.7% as the Inventory dipped and the pending sales rose.  The Market Activity Ratio is the relationship between the Active Listings and Pending Sales.  The Active listings is down by 6, Pendings Sales up by 5.  The completed transactions or Sales is up by 8 for a YTD total of 232 sales with a Median Sales Price of $318,000 and Average Sales Price of $389,286 and the variance from the previous week is up 1% and up 3.4% respectively.   What a big difference a $2.8 million sale can make on the numbers.  The market continues to show a steady stream of sales.  As we near the end of the summer we will see the seasonal decrease in inventory.

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
This year’s market activity is staying relatively constant and better than last year!  The Market Activity Ratio is the relationship between the Active Listings and the Pending Sales and this week it is slightly down from 16% to 15.9%.  The result is the Active Listings is down by 13 and Pending Sales is down by 3.  Completed Transactions or Sales is up by 13 this past week for a YTD of 224 with a Median Sales Price of $315,000, Average Sales Price of $376,433 and Average Days On Market is 166 days.  The Median Sales Price remained the same since last week and the Average Sales Price increased by 1%.  It’s the lower prices which are continueing to drive our market.
