South Lake Tahoe Weekly Real Estate Market Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

The Market Activity Ratio which is the relationship between Active Listings (inventory) and Pending Sales (escrows) has slightly dropped this past week from 19.4% to 18.8%.  This is the result of the Active Listings remaining the same and Pending Sales decreasing by 9.  The number of completed transactions or Sales has increased by 9 for a YTD of 335.  This gives us a Median Sales Price of $315,000, Average Sales Price of $386,498 and Average Days On Market of 163.  The Median Sales Price remains unchanged and the Average Sales Price did increase by .4%.  This is the result of the 9 sales this past week in which 5 were above the $500,000 mark in the amounts of $567k, $654k, $667k, $689k, $750k.  It’s encouraging to see more activity in this price bracket.

Lake Tahoe East Shore Nevada Weekly Real Estate Market Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Market Activity Ratio which is the relationship between Active (inventory) and Pending (escrows) sales has increased this past week from 15.2% to 16%.  This is the result of the Active Listings decreasing by 2 and the Pending Sales increasing by 1for a YTD of 69.  The number of completed transactions or Sales this past week was 1 and it was huge.  It was a Lake Front sale in Zephyr Cove for $4,550,000 and it single handedly brought the Median Sales Price up to $545,000, the Average Sales Price up to $975,103 with Average Days On Market of 178.  The Increase of the Median and Average Sales Price is an upward movement by .3% and 5.7% respectively.  This is one of a few Lake Front property sales this year that has skewed percieved values in the market place.  It’s interesting to note the activity at the high end is showing life.

South Lake Tahoe California Weekly Real Estate Market Update

October 8, 2009

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

The Market Activity Ratio which is the relationship between the Active Listings (Inventory) and the Pending Sales (Escows) which is slightly down from 19.9% to 19.4%.  This is the result of the Active Listings taking a big drop by 26 and the Pending Sales decreasing also by 10.  The completed transactions or Sales is up by 16 for a YTD of 326 which gives a Median Sales Price of $315,000, Average Sales Price of $384,859 and Average Days On Market of 163.  The Median and Average Sales Price has changed ever so slightly.  This is even with 4 of the 16 sales occurring over $500,000 with the highest sales price of $1.25 million in the Tahoe Keys.  So the rest of the sales offset this with lower prices.

Lake Tahoe East Shore Nevada Weeky Real Estate Market Update

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Market Activity Ratio which is the relationship between Active Listings (Inventory) and Pending Sales (Escrows) is slightly up this past week from 15% to 15.2%.  This is the result of the Active Listings decreasing by one and the Pending Sales remaining the same.  The completed transactions or Sales has increased by one this past week for a YTD of 68 with a Median Sales Price of $543,500, Average Sales price of $884,062 and Average Days on Market of 177.  The Median and Average Sales price both increased by .3% and 4.4% respectively.  This was the result of a $3.5 million sale in Glenbrook.

Weekly Real Estate Market Update For Lake Tahoe Nevada East Shore

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Market Activity Ratio which is the relationship between Active Listings (inventory) and Pending Sales (escrows) remained about the same this past week at 15%.  This is the result of Active Listings decreasing by 5, Pending Sales increasing by 2.  The number of completed transactions or Sales increased by 3 for a YTD total of 67 with a Median Sales Price of $542,000, Average Sales Price of $884,062 and Average Days On Market of 177.  Both the Median Sales Price and Average Sales Price went up by 4.7% and 7.6% respectively due to three sales prices of $751,000, $756,000 and $1.1 Million.
