Lake Tahoe Nevada East Shore Real Estate Weekly Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

For current Buyer market activity, I like to track the Market Activity Ratio which is the relationship between Active Listings (Inventory) and Pending Sales (Escrows).  This past week we saw the Market Activity Ratio increase slightly from 16.2% to 16.6% which was due to the Active Listings increasing by one as the Pending Sales increased by one. 

This past week there were 2 new Sales at $237,500 and $499,000 for a YTD of 128 sales.  This increased the Median Sales Price by 2% to $412,500 and decreased the Average Sales Price by .3% to $783,115.  The Average Days On Market is 199 days.

South Lake Tahoe Weekly Real Estate Market Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

To find the pulse of Buyer Activity on the market within the past week, I like to track the Market Activity Ratio which is the relationship between Active Listings (Inventory) and Pending Sales (Escrows).  This past week we saw the Active Listings decrease by 7 and the Pending Sales increase by 1 to give us an increased Market Activity Ratio from 21.9% to 22.4%.

This past week we saw 10 new Sales for a YTD of 445 Sales.  One sale was above $450,000 and that was in Montgomery Estates for $585,000.  These sales did not move the Median Sales Price which is currently at $314,000 but it did slightly decrease the Average Sales Price by .3% to $388,007.  The Average Days On Market is 161 days.

South Lake Tahoe Weekly Real Estate Market Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

The Market continues to remain strong despite the upcoming holidays.  To determine current Buyer activity in the market, I track the Market Activity Ratio which is the relationship between Active Listings (Inventory) and Pending Sales (Escrows).  This past week we have seen the Market Activity Ratio increase from 21.3% to 21.9%.  This is due to the Active Listings decreasing by 5 and the Pending Sales increasing by 2.

There were 9 new Sales this past week with the majority of properties selling under $420,000.  There were a couple of sales above that which sold at $619,000 and $1,545,000.  The YTD total Sales is now at 435 homes and condos.  The recent sales did lower the Median Sales Price by .4% to $313,000 and the Average Sales Price by .3% to $386,536.

The market is still steady even as we close in on the Holidays.  The Market Activity Ratio which is the relationship between the Active Listings (Inventory) and Pending Sales (Escrows) increased from 15.2% to 16.2% this past week.  This increased as the Active listings dropped by 8 and the Pening Sales increased by 1. 

This past week there were 3 new Sales which were all Condos priced at $125,000, $199,900, and $237,500.  This brought down the Median Sales Price by 2.5% to $404,500 and the Average Sales Price by 1.8% to $785,362.  The YTD total of Homes and Condos is now at 126 properties.  The Average Days On Market is 201 days.

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

The Market Activity Ratio this past week is down from the previous week from 23.4% to 21.3%.  This is the relationship between Active Listings (Inventory) and Pending Sales (Escrows) which reveals the most current trend in Buyer activity in the market.  This past week the Active Listings increased by 8 as the Pending Sales decreased by 10.

However the number of completed Sales this past week did increase by 10 for a YTD of 426 sales.  Most of the sales continue to occur below $500,000.  This decreased the Median Sales Price by .3% to $309,250 and decreased the Average Sales Price by 1.2% to $385,347.  The Averaged Days On Market is 162 days.  Despite the strong sales at the low end of the market, the foreclosures continue to supply the inventory.
