South Lake Tahoe Weekly Real Estate Market Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

This past week we saw a slight increase in the Buyer activity.  This is evident from the Market Activity Ratio which is the relationship between the Active Listings (Inventory) and the Pending Sales (Escrows).  This is a trend that I track for current Buyer activity.  This past week we saw the Market Activity Ratio increase from 19.9% to 20.4%.  This is the result of the Active Listings decreasing by 8 and the Pending Sales increasing by 1.

This past week there were 9 new sales for a YTD total of 30.  This increased the 6 month average slightly from $405,371 to $405,958.  The average Days On Market is 158 days.  All of the sales were below $352,000 with two sales above that which occurred at $480,000 and $595,000.

Lake Tahoe East Shore Weekly Real Estate Market Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The market slowed down this past week.  To track the most  current buyer activity I track the Market Activity Ratio which  is the relationship between the Active Listings (Inventory) and Pending Sales (Escrows).  This past week we saw the Market Activity Ratio decrease from 16% to 15.1% which is the result of the Active Listings decreasing by 6 and the Pending Sales decreasing by 3. 

There was one new sale this past week for a YTD of 7.  The most recent sale was in the Zephyr Cove area for $555,000.  This puts the 6 month Sales Average to $765,376 which is down by .4% from the previous week.  The Average Days On Market is 206.

Lake Tahoe East Shore Nevada Weekly Real Estate Market Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Nevada market is showing some consistency with Market Activity Ratio slightly increasing from 15.7% to 16%.  The Market Activity Ratio is the relationship between Active Listings (Inventory) and Pending Sales (Escrows) which is a trend that I track to determine current Buyer activity.  The slight increase in the Market Activity Ratio this past week is due to Active Listings decreasing by 4 as Pending Sales remained the same.

There have been no completed Sales this past week and the YTD remains at 5 sales with an Average Days On Market of 215 days.  The last 6 months Sales give us an Average Sales price of $768,229.  It’s interesting to note that 16 of the 29 Pending Sales are Short Sales.

The market continues to remain consistent.  The Market Activity Ratio is the relationship between the Active Listings (Inventory) and Pending Sales (Escrows) which helps me to track the current trend of Buyer activity.  This past week we saw a slight increase from 19.5% to 19.9%.  This is the result to the Active Listings increasing by 5 and Pending Sales increasing by 3.

This past week we saw 9 new sales for a YTD of 21 Sales which gives us a 6 month Average Sales Price of $405,371 and the Average Days On Market for these sales is 161 days.  Most of the Sales prices were below $387,500 with 3 sales above that for $410,000, $480,000 and $850,000.  The highest priced sale was located in the Tahoe Keys on Alpine Dr.

 The market remained somewhat consistent this past week.  I like to track buyer activity with the Market Activity Ratio which is the relationship between Active Listings ( Inventory) and Pending Sales (Escrows).  The Market Activity Ratio went from 15.6% to 15.7% which is a result of the Active Listings increasing by 5 and the Pending Sales increasing by 1.

There were 5 new Sales this past week and because it’s a new year the YTD is now a total of 5 sales.  Sales for a one year period from today shows a Median Sales price of $404,500 and the Average Sales Price is $769,636.  The sales were as low as $165,000 and the highest sale was $1,265,000.
