Lake Tahoe Weekly Real Estate Market Statistics for East Shore

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Nevada market has cooled slightly this past week.  To track the buyer activity I use the Market Activity Ratio which is the relationship between the Active Listings and Pending Sales.  This past week it went from 13.9% to 13.2% which is the result of the Active Listings increasing by 3 and the Pending Sales decreasing by 1.  Interesting to note that 12 of the pending sales are short sales. 

This past week there were 6 new sales for a YTD of 20 sales.  This brought the 6 month average down by 1.8% to $762,246.  These sales were in the amounts of $115,000 a condo on Tina Ct, $449,000 on Paiute Dr and $480,000 a condo on North Bowl.  The Average Days on market is 226 days.

South Lake Tahoe Weekly Real Estate Market Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

After a spike in the buyer activity, the market settled a little this past week.  To track the Buyer activity, I use the Market Activity Ratio which is the relationship between Active Listings and Pending Sales.  This past week it slightly dipped from a robust 23.2% to 22.4%.  This is the result of the inventory increasing by 11 as the pending sales decreased by 2.

This past week we there were 7 new sales for a YTD of 61.  The increased the 6 month Average Sales Price by 1.9%.  The Average Days on Market is 179 days.  Four of the Seven sales occurred above $400,000 with the top sale of $925,000 which was a Lake View rebuild on top of Saddle.  All but one of these sales was either a short sale or a bank owned property.

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The South Shore market has been heating up with the higher temperatures this past week.  The Market Activity Ratio helps me to track the current Buyer activity and trend which is the relationship between the Active Listings and Pending Sales.  This past week we saw it jump from 20.9% to 23.2%.  This is the result of Active Listings decreasing by 2 as the Pending Sales increased by 13.

This past week there were only 2 new sales for a YTD of 50.  This brought the 6 month Average Sales Price down by .8% to $389,426.  the sales were on Freel Peak for $258,000 and on Atroari for $308,000.  It’s interesting to note that the short sales and bank owned properties represent about 72% of the Pending sales and about 15% of the active inventory.

Lake Tahoe East Shore Weekly Real Estate Market Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

Despite the warmer temperatures this past week, the NV market cooled off.  To measure the current buyer activity, use the Market Activity Ratio.  This is the relationship between the Active Listings and the Pending Sales.  This past week we saw the Maret Activity Ratio drop from 16.3% to 13.9%.  This was the result of the Active Listings increasing by 1 as the Pending Sales decreased by 5. 

There were 3 new sales this past week for a YTD of 17.  This brought the 6 month Sales Average down by .1% to $775,338.  The Average Days On Market is now 220 days.  The sales were in Lake Village for $265,000, Upper Kingsbury for $490,000 and Glenbrook for $1,025,000.  It is interesting to note that there are 13 pending short sales, which represents 52% of the Pending Sales.

This past week the market heated up with Buyer activity.  To track this, I use the Market Activity Ratio which is the relationship between Active Listings and Pending Sales.  This past week we saw the Market Activity Ratio increase from 17.5% to 20.9%.  This was the result of the Active Listings increasing by 11 and the Pending Sales increasing by 16. 

There were 5 new sales this past week for a YTD of 48 sales.  All of the sales were below $300,000 except for a sale in Montgomery Estates for $518,000 and Tahoe Keys for $750,000.  This brought the 6 month Average Sales Price down by 2% to 392,522.
