Lake Tahoe East Shore Nevada Weekly Real Estate Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

Less Buyers this past week for Nevada properties.  To track the most current buyer activity, I use the Market Activity Ratio which is the relationship between the Active Listings and Pending Sales.  This past week we saw that ratio decrease from 14% to 11% which is the result of Active listings increasing by 1 as the Pending Sales decreased by 6.  There are now 13 pendin short sales which is up by 1 from the previous week.

There was 1 new sale this past week for a YTD of 26 sales.  This was a successful short sale on Hall Ct which is in the mid Kingsbury Grade area for a sales price of $485,000.  This decreased the 6 month Average Sales price by .5% to $722,083.  The Average Days on Market is 220 days.

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

Inventory slightly outpaced Buyers this past week as we close in on the busy summer season.  I like to track current buyer activity with the Market Activity Ratio which is the relationship between Active Listings and Pending Sales.  This past week we saw that slightly dip from 24.2% to 23.9%.  This was the result of the Pending Sales remaining the same as Active listings increased by 7.  There are currently 53 pending short sales and 21 REO pending sales which represent 67.9% of the Pending escrows.  Short Sales represents 18.5% of what has closed escrow this year.  The majority of escrows are in the price bracket of $200K and $300K.

There were 10 new sales for a YTD of 92 sales.  Half of these sales were above $500,000 with a low of $180,000 and a high of $912,500.  Three of the sales in the higher bracket were in the Tahoe Keys and one was on Ojibwa St.  This brought the 6 month Average Sales Price up by .5% to $394,673.

The South Lake Tahoe Buyer activity remains strong.  To track the most current Buyer Activity, I use the Market Activity Ratio which is the relationship between the Active Listings and Pending Sales.  This past week, we saw this activity unchanged at 14.2%.  This is the result of the Active Listings remained the same and the Pending Sales increased by 1. 

This past week there were 14 new sales for a YTD of 82 sales.  All of the sales occurred below $450,000 with a couple of sales at $510,000 and $1,225,000 which was in the Tahoe Keys.  This brought the 6 month average down by .6% to $392,867.

Lake Tahoe East Shore Weekly Real Estate Market Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Nevada East Shore market is showing movement in the market.  To measure the most current Buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week the Market Activity Ratio spiked from 12.6% to 14%.  This is due to the Active Listing inventory remaining the same and the Pending Sales increasing by 3.  It is interesting to note that there are now 12 Pending short sales which represents 46% of the total pending sales.

This past week there were 4 New Sales for a YTD of 25 sales.  The sales were on a couple of condos on top of Kingsbury for $235,000 and $179,000, Lakridge for $475,000 and a lake front property on Lakeview for $1.7 million.  This brought the 6 month average down by 4.5% to $725,376.  The Average Days On Market is 223 days.

South Lake Tahoe Weekly Real Estate Market Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Buyer Activity has jumped again!  To track the current Buyer activity, I use the Market Activity Ratio which is the relationship between the Active Listings and Pending Sales.  This past week the Market Activity Ratio increased from 22.4% to 24.1% which is the result of the Active Listings increasing by 11 as the Pending Sales also increased by 7. 

There were 4 new sales this past week for a YTD of 67 sales.  There was an extremely slight decrease in the 6 month Sales Average which is now at $395,050.  The Average Days on Market is 161 days.  The highest sale price was at $312,500 and the lowest was at $247,500.  Of the 4 sales, 1 was a bank owned and 1 was a short sale.
