South Lake Tahoe Weekly Real Estate Market Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The snowy weather must have had a cooling effect.  To track the most current Buyer Market activity in the market, I use the Market Activity Ratio which is the relationship between Active Listings and Pending Sales.  This past week we saw the Market Activity Ratio decrease from 22.2% to 21.8%. This is the result of the Active Listings increasing by 5 as the Pending Sales decreased by 1.  It’s interesting to note that the number of Pending Short Sales is now 51 and the number of Pending Bank Owned is 18 for a total of 69 which represents 60.5% of the Pending Sales.  The Distress sales continue to impact our market and we could be seeing the begining of the inventory building up for summer as it out paces sales.

This past week we did see 8 new sales for a YTD of 199 sales.  Most of these sales were below $400,000.  There were 3 sales above that at $453,000, $712,000 and $925,000.  This did decrease the 6 month average sales prices by .5% to $401,308.

Lake Tahoe Weekly Real Estate Market Statistics For Nevada East Shore

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

Buyer Activity has slightly cooled with the snowy weather this past week.  To measure the Buyer Activity trend,  I like to use the Market Activity Ratio which is the relationship between Active Listings and Pending Sales.  This past week the Buyer Activity Ratio slightly cooled from 14.8% to 13.6%.  This is the result of the Active Listings increasing by 11 as the Pending Sales decreased by 1.  It’s interesting to note that the number of Pending Short Sales decreased by 1 which now represents about 38% of the Pending Sales.  This may be the beginning of inventories building up which is typical as we approach the summer season. 

This past week there were 2 new sales for a YTD of 49 sales.  One was a lake view condo on top of Kingsbury Grade and sold for $202,500 and a home on top of Kingsbury Grade area sold for $519,900.  This decreased the 6 month Average Sales price by 1.6% to $686.293.  The average days on market for these sales is 261 days.

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

Despite the wild swings in the DOW Jones, our local real estate market is amazingly stable.  To track the most current buyer activity, I like to use the Market Activity Ratio, which is the relationship between Active Listings and Pending Sales.  This past week the Market Activity Ratio remained the same at 22.2%.  This is the result of the Active Listings increasing by 3 as the Pending sales decreased by 1.  It’s interesting to note that the number of Pending REOs is 19 and the number of Short Sales is 51 which represents 60.9% of the Pending Sales.  This is a drop from the previous quarter when the percentage of pending distress sales was closer to 70%.

There were a whopping 15 New Sales this past week which brings our YTD to 191 sales.  The majority of the sales occurred below $400,000, but there were 5 sales above $500,000 with a lake view sale near Heavenly Ski resort that sold for $1,060,000.  The 6 month Average Sales price moved slightly down by .4% to $403,304.  The average days on market for these sales is 154 days.

Despite wild swings with the DOW, the real estate market in Nevada remained stable.  To track the most current buyer activity in the market, I like to use the Market Activity Ratio, which is the relationship between Active Listings and Pending Sales.  This past week we saw the Market Activity Ratio remain about the same as it went from 14.9% to 14.8%.  This was the result of the Active Listings increasing by 2 as the Pending sales remained the same.  It is interesting to note that there are now 2 less Pending Short Sales for a total of 12 which represents 40% of the total Pending Sales.

There was 1 New Sale this past week for a YTD of 47 Sales.  This was a home on lower Kingsbury which sold for $399,000.  With the lack of million plus sales this past week, it did bring down the 6 month Average Sales Price by 15% to $697,129.  The Average days on market for these sales is 269 days.

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The late spring snow storm did not deterr the buying activity.  To track the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active Listings and Pending Sales. This past week we saw the Market Activity Ratio very slightly dip from 22.7% to 22.2%.  This is the result of the Active listings increasing by 10 as the Pending Sales remained the same.  It is interesting to note that the number of Pending REO’s is now at 18 and the Short Sales are at 54 which represents 61.5% of the Pending Sales.

This past week we saw 12 new sales for a YTD of 176 sales.  There were 5 sales at $400,000 and below. Then there were 3 other sales above that at $630,000, $699,000 and $3,525,000.  The later being a lake front property in the Tahoe Keys.  This increased the 6 month average by 3.7% which erased last weeks loss to $404,907.  The Average days on market for these sales is 253.
