South Lake Tahoe Weekly Real Estate Market Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trend.

The buyer activity has flattenned and it’s time to change the tire.  This could be the result of the accelerated buyer activity due to the tax credit deadline.  To track the most current buyer activity on the market, I like to use the Market Activity Ratio.  This is the relationship between Active listings and Pending sales.  This past week we did see the Market Activity Ratio decrease from 17.9% to 16.7%.  This is the result of the Active Listings increasing by 19 as the Pending sales decreased by 4.  The inventory is building up and outpacing sales.  It is interesting to note that there are now 15 Pending Bank Owned properties and 46 Short Sales.  The distress sales now represent 63.5% of the Pending sales.

This past week there were 12 new sales for a YTD of 246 sales.  Most of the sales occurred below $360,000 and five above $500,000.  The high end sales were $536,500 in the Tahoe Keys, $575,000 in Montgomery Estates, $875,000 on Uplands with a lakeview, $930,000 in the Tahoe Keys and $1,000,000 on Lakeview with a lake view.  This increased the 6 month average sales price by 1.7% to $404,234.  The average days on market for these sales is 147 days.

Lake Tahoe Weekly Real Estate Market Statistics For East Shore Nevada

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The market activity has flattenned out!  It’s time to change the tire and get on the road again.  To track the most current Buyer activity on the market, I like to use the Market Activity Ratio.  This is the relationship between Active Listings on the market and the Pending Sales.  This past week we did see the Market Activity ratio decrease from 10.8% to 8.8%.  This is the result of the Active Listings increasing by 1 as the Pending Sales dropped by 5.  It is interesting to note that the number of Pending Short Sales did increase by 2 which now represents 65% of the Pending sales. 

There were 2 new sales this past week for a YTD total of 56 sales.  A lakeview home in Lakeridge sold for $767,000 and the other sale was in Glenbrook for $2,550,000.  This increased the 6 month average sales price by a significant 7.5% to $748,611.  The average days on market for these sales is 257 days.

Threatening possible criminal and civil prosecution, Attorney General Brown ordered 386 mortgage foreclosure consultants to post $100,000 bonds and register with his office. Brown also unveiled a new loan modification fraud website (http://ag.ca.gov/loanmod).

5 Tips to Avoid Being Scammed

  1. Don’t pay up-front fees. Foreclosure consultants are prohibited by law from collecting money before services are performed.
  2. Don’t ignore letters from your lender or loan servicer. Responding to those letters is your best bet for saving your house.
  3. Don’t transfer title or sell your house to a “foreclosure rescuer.” Beware! This is a scam to convince homeowners they can stay in the home as renters and buy their home back later. It might also be part of a fraudulent bankruptcy filing. Either way, a scammer can then evict the victim and take the home.
  4. Don’t pay your mortgage payments to anyone other than your lender or loan servicer. Mortgage consultants often keep the money for themselves.
  5. Never sign any documents without reading them first. Many homeowners think that they are signing documents for a loan modification or for a new loan to pay off the mortgage they are behind on. Later, they discover that they actually transferred ownership of their home to someone who is now trying to evict them.

After May 31, the NFIP will not have the statutory authority to issue new or renewal policies until Congress reauthorizes the program. This will not affect existing policies, renewal policies within a 30-day grace period, or policies purchased prior to the program’s lapse. Also, FEMA allows buyers to “assume” the seller’s existing policy without having to re-issue it (http://www.fema.gov/pdf/nfip/manual201005/03gr.pdf). The purchase requirement for flood insurance may be met with non-NFIP policies; for instance, Lloyd’s of London, Chubb and AIG have offered such insurance, but it can be very expensive and is limited to a certain number of states, with other conditions.

NAR has been working with FEMA, FHA, Fannie, Freddie and the VA to provide guidance, similar to what it provided in April, for lenders as to the steps they may take to meet flood insurance purchase requirement during an NFIP lapse. With updated guidance in hand, lenders should have the assurances that they need to continue to close loans. FHA has already issued updated guidance. Fannie Mae, Freddie Mac, the VA, and other lending authorities are expected to release guidance shortly, and NAR will post the guidance at www.realtor.org.

South Lake Tahoe Weekly Real Estate Market Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trend.

There has been a noticeable slow down in Buyer activity this past week.  To track the most current buyer activity, I use the Market Activity Ration which is the relationship between Active listings and Pending sales.  This past week we did see the Market Activity Ratio decrease from 20.1% to 17.9%.  This is the result of the Active listings increasing by 20 as the Pending sales decreased by 11.  The number of Pending Bank Owned properties is 16 and the Short Sales is 48 for a total of 64 pending distress sales.  The Distress sales now represent 60% of the Pending sales which is up from 57.7% the previous week.

This past week there were 17 new sales for a YTD of 234 sales.  The majority of these sales did occurr below $269,000 with 5 sales above that in the amounts of $418,000, $479,000, $735,000, $750,000 and $912,500.  The higher of the three were homes located at Uplands Way, Venice Dr and Wedeln Ct respectively.  This decreased the 6 month Average Sales price by 2.2% to $397,597.  The average days on market for these sales is 151 days.
