South Lake Tahoe Weekly Real Estate Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trend.

The market has slightly cooled.  To track the most current buyer activity in the market, I use the Market Acivity Ratio which is the relationship between Active listings and Pending sales. This past week we saw the Market Activity Ratio decreased from $18% to $17.6%.  This is the result of the Active listings decreased by 4 as the Pending sales decreased by 2.  The number of pending bank owned sales is at 17 and the short sales is at 33.  The distress sales is down from the previous week of 45.5% to 40.7%.

This past week there was 11 new sales for a YTD of 346 sales.  These sales did occur under $460,000 with three sales above that.  One was on Canarsee St for $532,000 and two in the Tahoe Keys for $600,000 and $1,225,000.  This decreased the 6 month average by 1.9% to $391,240.  The average days on market is 154 days.

Lake Tahoe Weekly Real Estate Statistics For East Shore Nevada

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

Nevada has seen a sight uptick in activity.  To measure that most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week the Market Activity Ratio increased from 11.9% to 12.8%.  This is the result of Active listings decreasing by 3 as the Pending sales increased by 2.  The number of pending Bank Owned properties is at 3 and the number of pending Short Sales is at 12.  The distress sales now represent 40% of all pending sales which is down from the previous week of 53.6%.

There were 2 new sales this past week for a YTD of 76 sales.  The two sales were at Granite Springs for $1,195,000 and Cave Rock lake view for $1,995,000.  This increased the 6 month average sales price by 3.4% to $870,460.  The average days on market is 259 days.

Bill Will Protect Clean Energy Initiative

August 25, 2010

The PACE (Property Assessed Clean Energy) was a finance program initiated in California to allow home owners and businesses to create jobs, reduce energy bills and reduce green house emissions. 

There is a $110 million earmarked for this program through the Economic Recovery Act.  From this fund, home owners and businesses may borrow to pay for energy efficient upgrades.  It is a loan that is paid back through an elective assessment on the property that is improved. 

The Federal Housing Finance Agency had stopped the PACE programs across the nation by claiming that it violates the securities act.  They are concerned that home loans will take a junior position to the assessment.  Congressman Mike Thompson introduced a senate bill which will modify the lender practices to allow for the assessment.  Barbara Boxer and 20 other congressman are in support of the bill.  For more information on this Click Here.

Remaining steady in the market.  To track the most current buyer acitivity, I use the Market Activity Ration which is the relationship between Active listings and Pending sales.  This past week the Market Activity Ratio remained steady at 18%.  This is the result of the Active listings decreasing by 3 as the Pending sales remained the same.  The number of Pending bank owned properties is at 17 and the pending short sales is at 33.  The distress sales now represent 45.5% of all Pending sales which is the lowest in years. 

This past week there were 13 new sales for a YTD of 335 sales.  All of these sales were evenly spread out between $82,000 and $680,000.  This explains the very slight change in the 6 month average sales price which is at $391,621.  The average days on market is 149 days.

Still holding steady in Nevada.  To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week the Market Activity Ratio slightly dipped from 12.7% to 11.9%.  This is the result of the Active listings increasing by 2 and Pending sales decreasing by 4.  The number of Pending bank owned properties is 3 and pending short sales is 12.  The distress sales now represent 53.6% of all pending sales which is up from the previous week which was 43.3%.

There was one new sale last week for a YTD of 74 sales.  This was a 5500sf home on Quaking Aspen that sold for $650,000.  This increased the 6 month average sales price by 1.9% to $841,896.  The average days on market is 263 days.
