South Lake Tahoe Weekly Real Estate Market Statistics

September 24, 2010

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trend.

The market continues to hold steady.  To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week we saw the Market Activity Ratio remain the same at 19.4%.  This is the result of Active listings decreasing by 14 as the pending sales decreased by 3.  There are now 14 pending bank owned properties and 47 pending short sales.  The distress sales now represent 54% of all pending sales which is slightly up from last week when it was 50%.    There are currently 30 active bank owned propertis on the market.

This past week there were 19 new sales for a YTD of 402 sales.  Most of these sales did occur below $355,000.  There were 6 sales above that which ranged from $428,000 to $765,000.  This decreased the 6 month average sales price very slightly by .5% to $391,261.  The average days on market are 154 days.  There are now 101 more sales this year than last year at this time.

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends

Activity has been good!  To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between active listins and Pending sales.  This past week we saw the Market Activity Ratio remaine the same at 13.4%.  This is the result of the Active listings increasing by 6 as the Pending sales increase by 5.  The number of Pending Bank Owned properties is at 5 and the number of Pending Short Sales is at 7.  The distress sales now represent 36.4% of all Pending sales.  There are now 4 bank owned properties currently Active on the market. 

There were 4 new sales this past week for a YTD of 90 sales.  The were a couple of sales on top of Kingsbury Grade for $350,000 & 450,000, a condo in Lake Village for $295,000 & a condo on McFaul for 175,000.  These sales did decrease the 6 month Average sales price by 3% to $793,078.  The average days on market are 237 days.  There are now 26 more sales this year than a year ago.

The market is keeping a steady pace.  To track the most currnet buyer activity, I use the Market Activity Ratio which is the relationship between Active Listings and Pending sales.  This past week we did see the Market Activity Ratio increase slightly from 19.3% to 19.4%.  This is the result of the Active listings dercreasing by 1 as the Pending sales increased by 1.  The number of pending bank owned sales is at 20 & the number of pendig short sales is at 38.  The distress sales now represent 50% of all pending sales.

There were 10 new sales this past week for a YTD of 383 sales.  These sales occurred below $475,000 with 3 three sales above that for $535,000 on Pyramid, $579,000 on Venice and 599,000 on Lone Indinan.  This decreased the 6 month average sales price by $3,000 to $393,312.  The average days on market are 152 days.

The market has remained at a steady pace.  To track the most currnt buyer activity, I use the Market activity Ratio which is the relationship between Active listins and Pending sales.  This past week we saw the Market Activity Ratio decrease slightly from 13.6 to 13.4%.  This is the result of the Active listings increasing by 5 as the pending sales remained the same.  The number of pending bank owned properties is at 7 & pending short sales is at 6.  The distress sales now represent 39.4% of all pending sales which is down from the previous week of 42.4%. 

There were 3 new sales this past week for a YTD of 86 sales.  There were two at upper Kingsbury Grade for $1,100,000 & $350,000.  The third was at Marla Bay for $505,000.  This decreased the 6 month average sales price by .3% to $817,898.  The average days on market are 238 days.

South Lake Tahoe Weekly Real Estate Market Statistics

September 10, 2010

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trend.

September is proving to be a good month for sales as in previous years.  To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week we saw the Market Activity Ratio increase from 18.4% to 19.3%.  This is the result of the Active listings decreasing by 9 as the Pending sales increased by 4.  The number of Pending Bank Owned properties is at 20 and the number of Pending Short Sales is at 35.  The distress sales now represent 47.8% of all Pending Sales which is up from 43.2% the previous week.

This past week there were 13 new sales for a YTD of 373 sales.  Half of the sales were below $302,000 and the other half were above $485,000.  One of the sales was a lake front in the Tahoe Keys and it sold for $3,575,000.  For the second consecutive week, we saw the 6 month average sales price increase and this week it increased by 3.3% to $396,641.  The average days on market is 154 days.
