I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports. The reason that I use this segment of the market is that it has the most influence on the general value trends.

The bright spot for the Nevada East Shore this year has been the surge in lakefront sales.  To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week the market activity ratio had decreased from 14.4% to 12.9%.  This is the result of the Active listings decreasing by 6 as the Pending sales decreased by 4.  The distress sales (short sales and bank owned foreclosures) continues to impact the market as it now represents 14.1% of the Active inventory and 77.3% of the Pending sales. 

This past week there were 2 new sales for a YTD of 135 sales.  These sales were on Chimney Rock Dr for $575,000 and Lake Village condo for $245,000.  This decreased the 6 month average sales price by 1.3% to $816,533.  The average days on market are 204 days.  Compared to 2010 the units sold is down by approximately 6.9% or 5 less units sold.  Whereas the 6 month average sales comparison is up by 14.1%.

South Lake Tahoe Weekly Real Estate Market Update for 12/30/11

As of July 29th, 2009, I began adding Condos to the market statistics. What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos. The reason that I use this segment of the market is that it has the most influence on the general value trend.

It’s a good ending to a good year for sales!  To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week the market activity ratio decreased from 27.1% to 23.9%.  This is the result of the Active listings increasing by 4 as the Pending sales decreased by 6.  The distress sales (short sales and bank owned foreclosures) continue to impact the market it now represents 26.8% of the Active listings and 77.1% of the Pending sales.

There were 12 new sales this past week for a YTD of 582 sales.  The sales ranged from $158,000 to $1,450,000.  Most of the sales were below $375,000 with 4 sales above that.  These sales were on Julie Ln for $475,000, Alice Lake Rd for $540,000, Emerald Dr for $719,000 and Ski Run Blvd for $1,450,000.  Despite the higher sales, the 6 month average sales price decreased by 1.9% to $329,770.  The average days on market are 150 days.  Compared to 2010, the units sold has increased by approximately 3.6% or 20 more units sold.  However, the values continue to drop.  When you compare the 6 month average sales price the difference from a year ago is approximately 10%.

Shorten Your Golf Backswing For Better Contact

Why is it that some golfers spend hours and hours analyzing their backswing? There are certainly a few fundamental ideas that are important if you expect to return to the ball in the proper impact position however is there really a need to pick apart the golf backswing and analyze every foot of it?

The purpose of the backswing is to end-up in a good position from which to start the downswing. So what is that position and how do you get there?

Many golfers buy into the old “low and slow” adage. Certainly of you are prone to making very quick swings this can be a helpful piece of advice but for many people this tip can do more harm than good. First, there can be a tendency to sway rather than rotate on your backswing if you focus too hard on keeping the club low to the ground. The second part of this well known piece of advice, the slow part, can result in over-swinging and also may cause you to begin the downswing with a lunging motion. It’s also worth mentioning that everyone has a different temperament and forcing a highly energetic person to swing too slowly will not be beneficial.

This is not to say that a simple swing thought is not a good idea. Rather than focussing on every position you feel you should be in during the backswing try focussing on two basic golf swing thoughts.

It is human nature to try to model ourselves after people we respect or admire but the average golfer should really not try to imitate the pro’s golf swing. Most of us have limited flexibility and do not spend any time on golf specific muscle strengthening so trying to achieve a 90 degree rotation or reaching a parallel position with the club at the top of the backswing is not realistic. The average golfer will have to make various compensations in their backswing in order to achieve these positions and this means that even more adjustments will be necessary on the downswing if there is any hope of making solid contact.

Related to this idea of swinging within yourself is to try to picture that your chest, shoulders and arms are moving back basically in one piece. If you do this while keeping your spine at the same tilt throughout the swing and not swaying off of the ball you will be in good shape. You will not be able to swing the club as far back as you are probably used to because once your shoulders and chest have rotated as much as possible you also need stop swinging your arms.

You will discover that by doing this the top of the backswing will be maybe a 10 o’clock or even 9 o’clock position which is fine. If you are concerned about lack of power you will more than make up for it by hitting the ball solidly. A good drill to help make sure you don’t over-swing is to place a golf-glove under your right armpit and make sure it does not fall out at any time during your backswing. Try these backswing tips, focussing on swinging within yourself and you may be surprised at the results.
