May seem crazy?It Is The Mankini by far the most idiotic item of clothing I’ve ever encountered, but nevertheless charity is charity. Don’t read on if your screamish (Don’t worry theres no pictures! :D).Changing from my traditional padded cycling clothes would be a massive choice, especially as I ride a hardtail mtb, thus chose to wear the mankini under my jersey & bike shorts and strip as soon as the time came, the chicken’s approach but a wise one.

The day arrived as I was visiting the event (within my normal mtb clothes) I started to have the pressure, I’m no hot totty as it would be, but stripping down to a mankini then riding around using a hardtail mountain bikes seamed a stupid idea.Anyway I pressed on, it was subsequently past too far to avoid now. Waiting on the starting line I looked normal (hand’t stripped my mountain bike clothing off yet!). 5 minutes to go! I suddenly realised exploring, 100s of people might see more than my mankini if I get shaken far too much. 4 minutes to move!

Lake Tahoe Weekly Real Estate Market Update for East Shore Nevada 3/30/12

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore. I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports. The reason that I use this segment of the market is that it has the most influence on the general value trends.

After a slumber, the Nevada market awoke this past week.  To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week the Market Activity Ratio had jumped from 15.6% to 17.3%.  This is the result of the Active listings increasing by 1 as the Pending sales increased by 4.  The distress sales (short sales and bank owned foreclosures) continue to impact the market as it now represents 10.1% of the available homes for sale and 63.% of the Pending sales which is large drop from the previous week.

There were 4 new sales for a YTD total of 28 sales.  These sales were on Rosewood Cr for $279,900, Riven Rock for $395,000, Navajo for $516,000 and Sherwood Dr for $690,000.  A special note is that a vacant 6 acre lake front parcel just sold for $9,650,000.  Not including the vacant lot sale, the 6 month average sales price did increase by .3% to $701,535.  The average days on market are 192 days.

As of July 29th, 2009, I began adding Condos to the market statistics. What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos. The reason that I use this segment of the market is that it has the most influence on the general value trend.

Would you believe that market is turning?  If not, today’s market report may convince you otherwise.  Inventory is not going up rather it’s coming down and pending sales are up!  To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship Active listings and Pending sales.  This past week the Market Activity Ratio had increase from 31.8% to 32.8%.  That means that 32.8% of the homes available are pending sales in escrow.  This is the result of the Active listings decreasing by 4 as the pending sales increased by 4.  The distress sales (short sales and bank owned foreclosures) continue to impact our market as it now represents 21.5% of the active inventory and 70.4% of the pending sales.

There were 18 new sales this past week for a YTD total of 131 sales.  Most of the sales were below 335,000 with 6 sales above that.  These sales were on Highway 50 for $400,000, Clement St for $440,000, Sterling Ct for $450,000, S Upper Truckee for $470,000, Arapahoe St for $540,088 and Aloha Dr for $2,720,000.  The high end sales were enough to increase the 6 month average sales price by 1.7% to $327,241.  The average days on market are 159 days.
