What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos. The reason that I use this segment of the market is that it has the most influence on the general value trend.
For the first time since February, the inventory is on the rise. To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales. This past week the market activity ratio had decreased from 39.1% to 37.4%. This is the result of the Active listings increasing by 9 as the Pending sales decreased by 6. If the market cooled off it may be due to the lack of homes at the bottom end of the market. The foreclosure surge that impacted the market from last year in August had ended in February this year. However the distress sales continue to impact our market as it now represents 14.8% of the available inventory and 61.1% of the Pending sales.
This past week there were 21 new sales for a YTD of 249 sales. The sales ranged from a low of $90,000 to a high of $860,000. Most of the sales were below $336,600 with the exception of three sales that were above that. These sales were on Venice Dr for $425,000, Early Dawn Tr for $435,000 and Wedeln Ct for $860,000. This resulted in a the 6 month average sales price decreasing by .9% to $314,640. The average days on market are 163 days.

Buyer demand is increasing in Nevada as the number of distress sales diminishes. To measure the most current buyer activity, I use the Market Activity Ratio, which is the relationship between Active Listings and Pending sales. This past week the Market Activity Ratio had increased to 18.3% of the inventory to pending in escrow. This is the result of the Active listings decreased by 1 as the pending sales increased by 3. The distress sales (short sales and bank owned foreclosures) continue to impact the market as it only represents 4.5% of the Active inventory and 74.3% of the pending sales
This past week there were 4 new sales for a YTD total of 53 sales. The sales were on Juniper Dr for $328,500, condo on McFaul Way for $145,000, Freel for $790,000 and Lyons Ave for $275,250. This increased the 6 month average sales price by .4% to $625,572. The average days on market are 209 days.

The reason that I use this segment of the market is that it has the most influence on the general value trend.
Buyer Demand remains high as the Inventory remains low. To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active Listings and Pending sales. This past week the Market Activity Ratio had remained the same with 39.1% of the inventory pending in escrow. This is the result with the number of Active and Pending listings remaining unchanged from last week with 254 homes and condos available and 163 pending sales. The distress sales (short sales and bank owned foreclosures) continue to impact our market as it now represents 17.3% of the Active inventory and 59.5% of the Pending sales.
There were 18 new sales this past week for a YTD total of 228 sales. The sales ranged from a low of $135,000 to a high of $3,125,000. The majority of the sales were under $335,000 with 4 sales above that which were on Apalachee Dr for $450,000, Susie Lake Rd for $540,000, Monterey Dr for $740,000 and a lake front in the Tahoe Keys on Lighthouse Shores for $3,125,000. The lakefront sale substantially increased the 6 month average sales price by 3.4% to $317,490. This is the second consecutive week that we saw a rise in the 6 month average sales price. The average days on market are 162 days.

The reason that I use this segment of the market is that it has the most influence on the general value trend.
The available homes has not risen from the low in February but the buyer demand has remained the same. To measure the most current buyer activity, I use the Market Activity Ratio, which is the relationship between Active listings and Pending sales. This past week the homes availabele has remained the same and the pending sales has dropped by 5. The distress sales (Short sales and bank owned foreclosures) continues to impact the market as it now represents 6.4% of the active inventory and 78.1% of the Pending sales.
This past week there were 4 new sales for a YTD of 49 sales. The sales were a condo on Tina Ct for $160,000, condo on Mc Faul Way for $185,000, Eagle Way for $1,900,000 and a lakefront on Jellerson in Glenbrook for $3,200,000. This increased the 6 month average sales price by 7.5% to $622,994. The average days on market are 211 days.

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos. The reason that I use this segment of the market is that it has the most influence on the general value trend.
The low supply of homes at the low end of the market has been creating intense competition among buyers as we have been seeing multiple offers on several homes. To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales. This past week the Market Activity Ratio had decreased from 41.3% to 39.1% of the inventory in escrow. This decline is the result of the inventory increasing by 15 as the pending sales decreased by 5. The distress sales (short sales and bank owned foreclosures) continues to impact our market as it now represents 16.9% of the Available inventory and 60.7% of the Pending sales. There has been an increase in the number of equity listings coming on the market. The short sales that are pending continues to pile up.
There were 15 new sales this past week for a total of 210 sales YTD. The sales ranged from a low of $91,980 to $1,545000. All of the sales were below $300,000 with the exception of two. These sales were on Chiapa for $605,000 and a lakefront on Balbijou on $1,545,000. The average days on market are 158 days.
