Lake Tahoe Weekly Real Estate Market Statistics For The East Shore Nevada

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Buyer activity did cool off this past week.  I like to track the most current buyer activity with the Market Activity Ratio.  This is the relationship between Active Listings and Pending Sales.  This past week the Market Activity Ratio did decrease from 11.8% to 10.3%.  This is the result of the Active listings increasing by 12 as the Pending Sales decreased by 1.  The number of Short Sales remained the same at 11 and it now represents 44% of the Pending Sales.

There was 1 new sale this past week for a YTD of $62 sales.  This was a home on lower Kingsbury Grade with a sales price of $316,000.  This decreased the 6 month Average Sales Price by 1.3% to $725,169.

South Lake Tahoe Weekly Real Estate Market Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trend.

The inventory continues to outpace the Buyer Activity which is typical for this time of year!  To track the most current buyer activity, I like to use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week the Market Activity Ratio decrease from 14% to 13.5%.  This is the result of the Active listings increasing by 21 as the Pending sales remained the same.  It’s interesting to note that the number of pending bank owned properties is at 11 and the short sales are at 40.  The distress sales now represent 63.8% of the pending sales which is an increase from the previous week which was at 61.3%.

This past week there were 6 new sales for a YTD of 268 sales.  These sales occurred below $280,000 with two sales above that which were in the Tahoe Keys for $715,000 and in Angora Highlands for $718,000.  This decreased the 6 month average sales price by 2.2% to $395,733.  The average days on market is 159 days.

Lake Tahoe Weekly Real Estate Market Statistics For Nevada East Shore

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Buyer Activity was not as robust as last week but it remained consistent.  To track the most current Buyer Activity, I use the Market Activity Ratio which is the relationship between the Active listings and Pending sales.  This past week we saw the Market Activity Ratio slightly increase from 11.3% to 11.8%.  This was the result of the Active listings increaseing by 8 as the Pending sales increased by 1.  On a side note there are currently11 Pending Short Sales which is unchanged from last week and it now represents 42.3% of the Pending sales. 

There were 3 new sales this past week for a YTD of 61 sales.  These home sales include a home in the Mid Kingsbury area which sold for $580,000, the Zephyr Heights area which sold for $495,00 and a lake view home in Lakeridge which sold for $1,295,000.  This increased the 6 month average sales price by .5% to $735,008.  The average days on market is 268 days.

The inventory continues pile up as the Buyers have cooled off despite incredibly low interest rates.  To track the most current buyer activity, I like to use the Market Activity Ratio.  This is the relationship between Active listings and Pending sales.  This past week the Market Activity Ratio decreased from 16.7% to 14%.  This is the result of the Active listings increasing by 14 as the Pending sales decreased by 16.  The number of Pending Bank Owned properties and Short Sales have both decreased by 6 to represent 61.3% of all the Pending sales.  The increased inventory and scarcity of buyers will continue to put downward pressure on pricing.

This past week there were 16 new sales for a YTD of 262 sales.  The majority of the sales occurred below $364,000 and the other five were above $540,000.  The price bracket between $500K and a million is showing more movement.  The sales prices were $540,000, $575,000, $589,000, $626,000, $715,000,  and $875,000.  The 6 month average sales price showed a very small change at $404,534.  The average days on market is 159 days.

Lake Tahoe Weekly Real Estate Market Statistics For East Shore Nevada

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

People are still in a buying mood!  To track the most current Buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week we saw the Market Activity Ratio increase from 8.8% to 11.3%.  This is a large jump that was the result of the Active Listings decreasing by 11 as the Pending sales increased by 5.  The number of short sales decreased by 2 for a total of 11 and it now represents only 44% of the Pending sales.

There were 2 new sales this past week for a YTD of 58 sales.  One was a condo on Tina Ct which sold for $86,000 and the other was on Lakeview with a Lake View in Zephyr Heights and sold for $965,000 in cash.  This did decrease the 6 month average sales price by 2.4% to $730,988.  The average days on market for sales is 274 days.
