What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
As Pending Sales remained steady and Active Listings increased by 9 this past week, the Market Indicator Ratio slightly dipped to 17.9%. The Market Indicator Ratio which is derived from Active Listings and Pending Sales gives us a quick snapshot of the activity level.  A year ago it was at 12.6% with a higher inventory of Active Listings (465)and and less Pending Sales(67).  This past week the sales increased by 11 for a YTD total of 161 with a Median Sales Price of $318,000 and Average Sales Price of $377,661 which is down by .7% from last week and Average Days On Market of 169.  Most of the Acitivity is occurring in the price bracket between $200,000 to $300,000 whereas a year ago it was between $300,000 and $400,000.  Inventory is keeping pace with the sales.
