What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
The Market Activity Ratio which is the Active to Pending listings is slightly down this past week from 17.9% to 17.2%.  Active listings is up by 21 and the Pending sales remains the same.  The completed transactions or Sales for the week is up by 9 with the Average Sales Price slightly down at $377,491 and the Median Sales Price remained unchange at $318,000, the days on market 167.  The market continues to be driven by the lower market prices in the bracket between $200,000 and $300,000.
