CA Weekly Market Report

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
Wow!  What a difference a week can make.  The CA market comes alive after a month of flat lining.  Inventory is still on the rise but the Pending Sales accelerated by another 11 escrows.  This puts the ratio of Active listings to Pending sales to 12% which was 9.6% last week.  Another five escrows closed to make it 65 sales for the year with a Median Sold Price of $326,000 and Average Sale Price of $413,381.  Most of the sales are happening in the $250,00 to $300,000 range.  What is happening is that we are seeing is a continued downward pricing trend.  The inventory below $300,000 is also increasing.  More locals are now buying homes!
