What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
The market is picking up a little steam with 4 more Pending Sales and 2 more Active Listings for a ratio of 12.8%.  The majority of sales are occurring under $300,000 and it’s the locals that are stepping up.  Homes are becoming more affordable for the local residents.  We are now beginning to outpace last year sales at this time.  We have 2 more Sales for this week which is giving us a Median Price of $340,000, Average Price of $419,176 and an Average of 167 Days On Market (DOM).
