CA Weekly Market Report

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
The CA market activity is creeping up for the third week straight!  Inventory for Active Listings did rise by 8 and the Pending Sales increased by 7 to give us a ratio of 14.2%.  This is an improvement from last week, 13.1% and last year, 11%.  Inventory for Active Listings is about the same level as last year.  There has been 2 more sales this week for YTD, 79 sales.  The Average Price of the sales is $405,561, Average Median is $340,000 and Average Days On Market (DOM) is 167.  The majority of Pending and Closed Escrows is in the price bracket between $250,000 and $350,000.  The low end of the market continues to be a large contributor to the modest increases of sales!
