CA Weekly Market Report

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
After 4 weeks of a continued increase in market activity, it seems to have leveled off.  Active Listings on the market is down by 4 and Pending Sales is down by 3 for a Market Activity Ratio of 15.5% which is slighty down from last week.  Completed Transactions for YTD is up by 11 for a total of 103.  The Average Sale Price is $388,604, the Median Sale Price is $319,000 and Days On Market (DOM) is 174.  Variance of change for the Average Sale Price and the Median Sale Price is down 1% and down .2% respectively from last week.  The market activity ratio is up by about 5% from last year at this time.  Are we seeing a plateau and which way will the see saw tip?  It’s still a buyers’ paradise!
