CA Weekly Market Report

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
Another big jump in market activity this week with a Market Activity Ratio of 19.5% from the previous week of 17%.  Active Listings are down by 11, Pending Sales are up by 10, Sales are up by 8, YTD is 113 Sales with a Median Price of $319,000, Average Price of $387,630 and Average Days On Market (DOM) of 171. The variance for Median Sale Price, and Average Sale Price is 0 and .4% respectively.  Last year at this time the Market Activity Ratio was 10.8% with 402 Active Listings and 49 Pending Sales.  This year the inventory is less in comparison with almost double the escrows.  The market continues to be fueled by lower prices and it’s spreading from the $250K to $350K bracket up to the $400K bracket.  Inventories in the $250K to $300K dropped slightly.  Again it is showing us that this could be the bottom that buyers are looking for as this price bracket continues to heat up!
