What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
The sizzling hot market still remains hot!  The Active Listing inventory is up by 8 and the Pending Sales is up by 3 for a Market Activity Ratio of 20% which is down by 4.7% from last week.  This is due mostly to a rise in the Active Listing inventory.  The number of completed transactions or sales is up by 2 for a YTD total of 131 with a Median Price of $315,000, Average Sales Price of $379,581 and Average Days On Market of 167.  The variance in the Median Sales Price and the Average Sales price is down by .6% and .9% respectively.  Last year at this time the Market Activity Indicator was 11.3% with 47 less Pending Sales.  Most of the Sales Activity is ocurring in the $250,000 to $350,000 bracket and the new inventory seems to be keeping pace with replacement.
