CA Weekly Market Update

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
The Market Activity Ratio jumps up another point this past week.  The number of Active Listings is up by 4, the Pending Sales is up by 7 and the completed transactions or Sales is up by 6.  The YTD sales is 119 with a Median Price of $319,000 the Average Price is $387,220 with the Median unchanged and the variance of the Average sale price down at a slight .1% .  The average Days on Market is 168 days.  99 Pending Sales is more than double of last year and it hasn’t been this high even during the peak of the market.  Even though it’s the low prices driving the bottom of the market, we have seen two new pending sales above $950,000.  The market is showing strength that is hard to ignore!
