CA Weekly Market Update

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
The CA market activity continues to stay strong.  The Market Activity Ratio is up by 4.2% from last week.  This is the ratio of Active Listings to Pending Sales which gives a thumb pulse of the market activity that we are experiencing now instead of 3 months ago.  Active Listings is down by 4, Pending Sales is down by 5 for a Market Activity Ratio of 24.7%.  Completed Transactions or Sales is up by 10 for a YTD of 129 with the Median Sales Price at $318,000, Average Sales Price at $381,981 and Average Days On Market (DOM) 171.  The variance Median and Average sales is only slightly down this past week.  In fact it hasn’t changed much in the last 5 weeks.  Could this be another sign of stablization or the bottom of the market being defined? The inventory appears to be leveling as well.  Take a look at the stats for yourself!
