CA Weekly Market Update

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
The Market Activity Ratio has taken a dip this past week as the Active Listings increased by 17 and the Pending Sales has decreased by 3 which brings it down by 1.2% from the previous week.  The completed transactions or Sales is up by 11 for a YTD of 142 with a Median Price of $318,000 and an Average Sales Price of $376,659 and Average Days On Market of 169 Days.  Surprisingly the Median Price is up by 1% and the Average Sales price is down by .8%.  If you look at the Pending Sales, the most activity is occurring in the market has shifted to a lower price bracket which is between $200,000 and $300,000.  The Bank Owned properties are feeding the bottom where the Buyers are the most hungry and showing an appetite.  Let’s hope that appetite continues as interest rates are on the rise!
