CA Weekly Market Update

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
The market continues to remain stable this past week with the Market Activity Ratio up by .2%.  The Market Activity Ratio is the relationship between the Active Listings and Pending Sales.  The Active Listings is down by 1, Pending Sales is up by 1 for a ratio of 16.9%.  The completed transactions or Sales is up by 10 for a YTD of 242 with the Median Sales Price at $318,500, Average Sales Price at $390,773 and Average Days On Market is 165.  The Median Sales Price and Average Sales Price is up by .2% and .4% respectively.  Overall sales remain strong in the price bracket of $200,000 to $400,000.  The inventory continues to keep pace with the sales which seems to show signs of stability.
