CA Weekly Market Update

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
This past week we saw the Market Activity Ratio jump to 17.6% from 16.9%.  This is the relationship between Active Listings and Pending Sales which is down by 3 and up by 5 respectively.  The number of closed transactions or Sales has increased by 9 this past week for a YTD total of 251 with the Median Sales price at $315,000, Average Sales price at $387,378 and the Average Days on Market at 165.  This Median and the Average is down by 1.1% and .9% respectively which has erased the previous weeks gain.   Most of the activity is still occurring in the price bracket between $200,000 and $350,000.  The inventory is barely keeping pace with replacement of these sales.
