CA Weekly Market Update

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
Market activity is still creeping up to 14.9% from last week which was 14.2%.  This is a ratio of Active Listings which is up by 6 and Pending Sales which is up by 3 since last week.  The Closed transactions is up by 9 for a total of 88 for YTD.  The Median Price for sales is $319,500, Average Price is $394,462 and Average Days On Market (DOM) is 168.  Both the Median and the Average Sales dropped by 6% and 2.7% respectively.  That’s a big drop in just one week and it’s obviously being influenced by the increasing sales between $250,000  and $350,000.  Buying activity is showing signs of depleting inventory in this price bracket.  Could it be that we have found a bottom or about to?  Buying activity is definitely outpacing last year even though there is more bank owned properties hitting the market.
