CA Weekly Market Update

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
Welcome to week 5 of a continuous upward market activity trend which is a leap from last week!  Since last week, the Active Listing inventory is up by 11 and the Pending Sales is up by 7 for a ratio of 15.9%.  Completed transactions for YTD is 92 which is up by 4 with an Average Sale Price of $392,910, Median Sale of $319,500 and Average Days On Market(DOM) of 169.  I’m watching the most active price bracket in the market which is between $250,000 and $350,000.  The inventory has remained the same even though the sales has increased.  The relevence of this is that the supply seems to be stablizing which could be defining the bottom of the market.  Again, I ask you; Have we finally reached the bottom?  You need to ask yourself; Are you still waiting for the bottom?
