CA Weekly Market Update

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends. 
The number of Active Listings is on the rise with an additional 17 new listings since last week for a total of 396.  The number of Pending Sales has remained the same at 47 to give us a ratio of 10.6%.  This ratio is down since last week with the increase of Active Listings.  Last year at this time we had 384 Active listings and 36 Pending sales for a ratio of 8.6%.  You would think the market is more active but the extended period of time for Short Sales can scew that result.  If we continue this trend, then the buyers will not only find lower values but more selection as well.  Check out the selection in the $650 to $700 price band.  With only 2 Pending sales, there has to be some values available there!
