What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends. 

In my previous comments last week, I had pointed out a price band($350K to $400K) as something to keep an eye on.  Within the last couple of weeks there has been an increase in the activity, but it still has an oversupply of inventory.  If you are looking for good selection and motivated sellers, this could be the place to find it.

This week the Active listing inventory is down by 12 units and active pendings are down by 7 units.  This is typical with the holidays approaching.  I believe that the 4th quarter will still prove to be the strongest quarter of the year for the most units sold.
