Lake Tahoe East Shore Weekly Real Estate Market Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore. I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports. The reason that I use this segment of the market is that it has the most influence on the general value trends.
The East Shore Nevada market remains consistant with the Market Activity Ratio remaining the same at 15.1% this past week. The Market Activity Ratio is a trend that I track to determine the Buyer activity in the real estate market which is the relationship between Active Listings and Pending Sales. This past week the Active Listings increased by 6 and the Pending Sales increased by 1.
There were 3 new sales this past week for a YTD of 10. This increase the 6 month Average Sales by 1.9% to $780,108. The Average Days on Market is 211 days. The recent sales were a $215,900 condo in Lake Village, $535,000 lake view home in Zephyr Heights and $555,000 home in Skyland.
