Lake Tahoe Weekly Real Estate Market Statistics for Nevada East Shore

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

Inventory in Nevada remains stagnant.  To track the most current Buyer activity, I use the Market Activity Ratio which is the relationship between the Active Listings and Pending Sales.  The Market Activity Ratio increased from 12.4% to 13.7%.  This is the result of the Active Listings remaining the same as the Pending Sales increased by 2.  The number of Short Sales increased 1. 

There were 2 new sales this past week for a YTD of 39 sales.  One sale was in Round Hill at $449,000 and the other at Zephyr Cove for $730,000.  This brought the 6 month average down by .8% to $781,293.  The Average Days on Market for these sales is 269 days.
