South Lake Tahoe CA Weekly Market Update

Listings per Status

The California South Lake Tahoe market continues to increase in activity for the second consequetive week.  The Market Activity Ratio went from 17.6% to 19.7% this past week.  The Market Activity Ratio is the relationship between Active Listings and Pending Sales and the Active Listings are down by 88 and the Pending sales are down by 5 this past week.  The number of completed transactions or sales is up by 12 for a YTD total of 163 with a Median Sales Price of $319,000, Average Sales Price of $394,253 and Average Days On Market of 163.  This represents an increase in the Median and Average Sales Price by 1.3% and 1.7% respectively which makes up for the downturn from the previous week.  The Market Activity Ratio spiked due to a huge drop in Active Listings inventory.  It’s typical for inventory to drop as we get closer to winter but this is a large drop in just one week.
