South Lake Tahoe CA Weekly Real Estate Market Update

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
The Market Activity Ratio is down by a point from this past week at 18.2%.  This is the relationship between Active Listings and Pending Sales which is one way to monitor Buying activity.  The Market Activity Ratio was influenced by a surprise jump in inventory of 67 Active Listings and an increase of 7 Pending Sales.  There was a huge number of completed transactions or sales this past week which is up by 29 for a YTD total of 285 sales.  The Median Sales Price is now at $315,000, Average Sales Price is at $387,771 with a downward variance of 1.6% and .9% respectively.  Average Days On Market is 164 days.  The increase in inventory continues to drive down the prices.
