South Lake Tahoe Weekly Real Estate Market Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

Market consistency is still good!   I use the Market Activity Ratio to give me the most current buyer activity trend which is the relationship between Active Listings and Pending Sales on the market.  This past week we saw the Market Activity Ratio decrease about a point from 23.9% to 22.9%.  This is the result of the Active listings increasing by 7 as the Pending sales increased by 4.  It’s interesting to note that there are 52 short sales and 20 bank owned properties which represents 65.5% of all pending sales. 

This past week we did see 15 new sales for a YTD of 138 sales.  We did see a sale at $700,000 in the Tahoe Keys, $520,000 sale in the county area, 4 sales in the $400,000 plus range and the majority below $310,000.  This did drop the 6 month Average Sales Price by 1.3% to $394,167.  The Average Days On Market is 157 days.
