South Lake Tahoe Weekly Real Estate Market Statistics

As of July 29th, 2009, I began adding Condos to the market statistics. What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos. The reason that I use this segment of the market is that it has the most influence on the general value trends.
The snowy weather must have had a cooling effect. To track the most current Buyer Market activity in the market, I use the Market Activity Ratio which is the relationship between Active Listings and Pending Sales. This past week we saw the Market Activity Ratio decrease from 22.2% to 21.8%. This is the result of the Active Listings increasing by 5 as the Pending Sales decreased by 1. It’s interesting to note that the number of Pending Short Sales is now 51 and the number of Pending Bank Owned is 18 for a total of 69 which represents 60.5% of the Pending Sales. The Distress sales continue to impact our market and we could be seeing the begining of the inventory building up for summer as it out paces sales.
This past week we did see 8 new sales for a YTD of 199 sales. Most of these sales were below $400,000. There were 3 sales above that at $453,000, $712,000 and $925,000. This did decrease the 6 month average sales prices by .5% to $401,308.
