South Lake Tahoe Weekly Real Estate Market Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

Buyer activity is remaining consistent!  To track the most current buyer activity, I like to use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week we saw the Market Activity Ratio decrease slightly from 21.8% to 21.6% which is the result of the Active listings increasing by 10 and the Pending sales increasing by 1.  It’s interesting to note that the Pending REO is at 17 and the Pending Short Sales is at 50 for a total of 67 pending sales.  These distress sales now represents 58.3% of pending sales which was higher a week ago at 60.5%.

This past week there were 8 new sales for a YTD of 207 sales.  The majority of these sales occurred below $375,000 with 2 sales above that at $575,000 each.  This did decrease the 6 month average by 1.1% to $401,308.  The Average days on market for these sales is at 152 days.
