South Lake Tahoe Weekly Real Estate Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

The Market Activity Ratio for the past week is slightly up from 20.2% to 20.8%.  This is the relationship between Active Listings (Inventory) and Pending Sales (Escrows) which shows current buyer activity.  The Active Listings decreased by 11 as the Pending Sales increased by 1.  There were 13 new sales this past week which decreased the Median Sales Price to $387,909 and the Average Sales Price to $313,000 which equates to a .3% and .5% decrease respectively.  The only sale above the price bracket of $500,000 occurred at $770,000 which was a home in the Tahoe Keys.  Another interesting statistic is that of the Pending Sales, 46 are short sales and 28 are REO’s which now represents 72.5% of what is selling.  This was closer to 50% only a couple of weeks ago.
